At first glance, your exterior paint can look ok, but at closer inspection the paint is just laying on top of the surface and allowing moisture to penetrate your investment. As illustrated below, this particular shopping center had been neglected and the paint was failing on the CMU walls and allowing moisture to penetrate the masonry. Preparation is 80% of any good paint job and any repaint must involve a thorough pressure washing.
